Here in Hoboken and Jersey City, new spots are always popping up all around the two towns. From new burger spots to new billiards halls, there is always something fun and exciting to check out. While local cafes like The Company Kafe and Cafe Unibread have closed in recent months, there are a few new spots in the works. Biscuit Babe, Cafexico, Mile Square Cafe, and MOKAFÉ are all looking to open up Hoboken or Jersey City outposts soon, and we’re sharing what we know about each. Read on for more about the four new cafes coming to Hoboken and Jersey City in the coming months.
Biscuit Babe | 918 Willow Avenue, Hoboken

The Hoboken Girl first broke the news of Biscuit Babe making its way to Hoboken back in winter 2023. Replacing D’s Soulful Cafe at 918 Willow Avenue, the signage in the photo above was put up in early December. That signage has since been taken down (per the photo below), but a post on Biscuit Babe’s Instagram from August 1st assured locals that the new spot is still taking steps towards opening — saying “hey babes ( ◠‿◠ ) we know you’ve been waiting patiently but just a little more. see you soon babes.” Although specific details regarding the menu are limited, the restaurant’s Instagram photos focus on serving breakfast, brunch, and biscuits.

Cafexico | 515 4th Street, Hoboken
In early spring of this year, HG reported that Cafexico would make its debut at 515 4th Street in Hoboken. The new coffee shop was looking to open up this spring, per a source close to the project, but new signage put up this June indicated that the coffee shop was taking steps towards opening soon. The spot will serve coffee drinks in a cafe-style setting, and renderings shared of the interior space look like a light and airy vibe with lots of natural light.
Mile Square Cafe | 746 Park Avenue, Hoboken
A new spot called Mile Square Cafe will open at 746 Park Avenue in Hoboken, per an application to the City of Hoboken Planning Board. The new spot will sit across from Otto Strada. Local real estate agent Andrew Botticelli posted a YouTube video about the space being for sale eight months ago, and the LoopNet listing for the property has since become inactive. We have reached out to the team listed on the planning board application and will update this piece with any additional comments.
MOKAFÉ | 273 16th Street, Jersey City

Signage recently went up for MOKAFÉ at 273 16th Street in the Soho Lofts building in Jersey City. The cafe has other locations in Paterson, New Jersey, as well as Astoria, Queens, and Brooklyn, New York. MOKAFÉ serves up Yemeni and Palestinian-inspired treats — including the viral Dubai chocolate bar, Knafa cracking chocolate iced lattes, and other coffee drinks and pastries — as well as MOKAFÉ-branded coffee blends. The local brand is also opening up four more locations soon in Weehawken, Fort Lee, Times Square, and another location in Brooklyn. Other Recent Openings in Hoboken + Jersey City
A slew of other coffee shops and cafes have opened in town recently. Cafe Cartel recently made its debut at 1100 Adams Street in Hoboken and serves up curated Colombian coffee to locals. Koocheh Coffee also opened up this summer in the former City of Saints location at 1320 Bloomfield Street in uptown Hoboken. Alfalfa opened up its fifth location at 92 Bloomfield Street this June. Modcup Coffee opened its new Hoboken location this May at 211 4th Street, as well as Paris Baguette at 1000 Maxwell Place. A new venture from the team behind Barbés and La Boheme — called Cafe Tati — also opened in May at 401 Bloomfield Street. The Alessio’s team opened its newest spot, Terrace by Alessio’s, at 1201 Madison Street adjacent to the Northwest Resiliency Park shortly after Memorial Day. Over in Jersey City, The Hive opened up its new Chilltown location at 615 Jersey Avenue this May, marking its second Hudson County location. Hidden Grounds Coffee also announced an upcoming Jersey City location following the closure of its 79 Hudson Street outpost in Hoboken.

Jersey City’s Milk Sugar Love Expanding to Asbury Park
Milk Sugar Love, the beloved Jersey City-based ice cream shop known for its handcrafted treats, is expanding to the Jersey Shore. In June 2025 the artisanal creamery will open a new location in Asbury Park, New Jersey, bringing its signature small-batch ice cream to the beach. The woman-owned ice cream parlor — founded by chef-owner Emma Taylor — is known for using high-quality, all-natural, and organic ingredients to create classic and seasonal flavors. The Details
Milk Sugar Love is set to open at 1319 Memorial Drive in Asbury Park, New Jersey in June 2025. The new shop will feature an expanded production kitchen, walk-up window, and café-style seating for 12, including a few coveted counter seats where guests can watch their sundaes, affogatos, and ice cream specialties being expertly prepared.

The Asbury Park location's expanded menu will showcase house-made ice cream available by the scoop, artisanal soft serve, specialty coffee drinks such as affogatos and cold brew floats, and a full take-home menu including ice cream sandwiches, celebration ice cream cakes, and fresh-baked treats. Milk Sugar Love’s ice cream flavor options span from standards like strawberry and vanilla to one-of-a-kind tastes such as lemon olive oil and guava cream cheese.
The Monmouth County expansion marks an exciting milestone for the brand, which has been delighting dessert lovers at its storefront in Jersey City since 2014. The announcement of the future Jersey Shore location was made in tandem with a reflection and celebration of its tenth year in business.
“It’s been 10 years of Milk Sugar Love and I still deeply believe in what we’re doing – making inventive and delicious ice cream from scratch using locally sourced, all-natural ingredients. You help me continue to live this ice cream dream of mine with every post you share, with every pint you bring home for the family, with every friend you bring to visit the shop. I am excited for another year of making ice cream for you in Jersey City and soon, in Asbury Park too!” founder Emma Taylor announced on the Milk Sugar Love Instagram.
The new location in Asbury Park is fitting because, like most Jersey girls, Emma spent her summers down the shore where her love of ice cream blossomed.
"I moved to Asbury Park a few years back and have been inspired by the city’s live music scene, its close-knit small business community and of course, all its delicious food," Emma shared in the official press release. "I'm thrilled for Milk Sugar Love to join this creative community.”
The flagship Milk Sugar Love location is at 19 McWilliams Place in the Hamilton Park neighborhood of Jersey City. Previously, Milk Sugar Love operated a second location in the Jersey City Heights neighborhood at 394 Palisade Avenue, however, this location closed in 2022. Fans can expect the same dedication to quality and creativity that has made Milk Sugar Love a local favorite in Jersey City down at the shore.
Emma and the Milk Sugar Love team will be popping by Berg’s Smoked Meat + Poutine in Belmar, New Jersey on Saturday, January 25th from 12PM-2PM to celebrate the two businesses’ collaboration. The team will be scooping up the limited edition flavor, Caraway Crunch, serving up free samples. Pints will be available for purchase to enjoy at home. Berg’s Smoked Meat is known for its Montreal-style smoked meat and poutine. The Berg’s team worked with Milk Sugar Love to create the flavor, which is sweetened with brown sugar and crunchy-, all-butter smoked meat toffee pieces mixed in.
