Some big changes are coming to southwest Hoboken’s retail scene as the Southend Lofts Building, located at 38 Jackson Street, wraps up construction. In addition to 110 condominiums, the building is also home to a public atrium, public pre-k, new gym, and dim sum spot (among other retailers. The building wrapped up several years of construction in early 2026, and the new retail tenants and other residents are moving in. Read on for more about what’s happening at the Southend Lofts.
About the Building
Southend Lofts is located directly across from the Southwest Resiliency Park, which features six pickleball courts, a full basketball court, playground, picnic tables, splash pad, swings, shade structures, restrooms, and a social plaza. As attractive as the park is as a neighborhood amenity, it’s an important part of Hoboken’s flood mitigation strategy. It was designed to detain 200,000 gallons of stormwater runoff through a series of green infrastructure, including rain gardens, porous pavers, a cistern for rainwater harvesting, and an underground detention system.
The Chambord, which was the previous name of the building located at 38 Jackson Street, was an iconic part of Hoboken’s skyline until it was destroyed in 2022. Plans for Southend Lofts were approved in 2022 for a mixed-use building designed around a translucent-roofed atrium. The developer is Hoboken-based Taurasi Group. The ground floor has retail and other amenities, while there are 110 residential units.
What’s Coming
The completed building will be home to several new businesses and an expanded pre-kindergarten program from Hoboken Public Schools. Some of the businesses that have been announced so far include Nana’s Dim Sum + Dumplings, Under Pressure Espresso Bar, City Fitness, and a grocery store.

The Hoboken Public School District has signed a 20-year lease to create a Pre-Kindergarten and Early Childhood Education Center in the building to meet the needs of Hoboken’s growing population of children. The space is 25,550 square feet, and project leaders anticipate it being open in time for 2026-2027 school year enrollment.
