Two new gyms owned by City Fitness, a Philadelphia-based company, are slated to open in Hoboken in 2026. In December 2025, a source close to the project confirmed that the gym would take over two spaces — one in downtown and one in uptown Hoboken. In January, the company confirmed its expansion plans and hinted at a Jersey City location to follow. Now, signage is up at the uptown location, with windows pointing to an anticipated Fall 2026 opening. Read on for more about City Fitness, the Philly-based fitness chain coming to Hoboken.
What We Know
City Fitness will open at 1000 Maxwell Street in uptown Hoboken and at 38 Jackson Street in downtown Hoboken. These are the first New Jersey locations of the chain, which has eight Philadelphia locations. Both gyms will be located in mixed-use residential buildings. The 38 Jackson Street location is part of the Southend Lofts building, a new multi-use building that will also have a grocery store, a coffee shop, and a dumpling shop on the ground floor. The other location will be housed in Maxwell Place.

The leases total 64,066-square feet of space, according to a press release from commercial real estate advisor Avison Young sent in January 2026. The studios are known for their cutting-edge equipment and luxurious recovery options such as saunas, massage services, and steam rooms. The facilities have group workout options plus free weights and cardio equipment. There is also a functional training area in each gym, with open space, and a juice bar in many locations.
In December 2025, The Hoboken Girl team reached out to City Fitness for comment. They shared, “City Fitness can confirm plans to expand into Hoboken with two future locations at 1000 Maxwell Lane and 38 Jackson Street. We’re excited to bring City Fitness to a new community and to officially expand into New Jersey. ”
In January 2026, the team released more details, including that both clubs are aiming to open in late 2026. According to a press release, “specific amenities and programming will be announced soon, the focus remains on delivering a holistic fitness experience that feels modern, welcoming, and genuinely supportive for people of all backgrounds and fitness levels.”
The press release also hinted at an expansion into Jersey City. Avison Young Principal Scott Martin, who represented City Fitness on both transactions, shared: “I am privileged to represent City Fitness on these two new locations in Hoboken with further expansion to come in Jersey City and elsewhere.” No further details about the Jersey City location have been released at this time.
Hoboken + Jersey City’s fitness scene continues to boom. In 2025, the community welcomed over 10 new fitness studios, with others announcing plans to open in 2026. Among the newcomers are both locally-owned boutique studios — such as TZR and Firm AF — and big-name chains like Equinox and Chelsea Piers.
