New Public Preschool Planned for Southwestern Hoboken on Jackson Street

A newly developed mixed-use building in Hoboken could soon be the home of a public preschool. The Hoboken Public School District reportedly signed a 20-year lease at Southend Lofts in Hoboken at 38 Jackson Street. The space is slated to be a Pre-Kindergarten and Early Childhood Education Center, marking a significant expansion to the program.  Here’s what we know so far about the plans for a new preschool in the Hoboken Public School District.

About the Project

The 20-year lease for the pre-k space is for 25,550 square feet at Southend Hoboken, per Jersey Digs. Renovations are set to begin soon, with project leaders aiming to open the preschool before the 2026-2027 school year. The transaction was brokered by Jacqueline Petruzzelli, a Hoboken realtor at Corcoran Sawyer Smith. Jacqueline represented the Hoboken Public School District in the deal. Jacqueline told The Hoboken Girl it felt like common sense to have a public preschool in this part of Hoboken, giving a public school option for parents in the area. The space will allow for a significant increase in the popular program. Jacqueline also said the space met the criteria to house a preschool, such as the amount of square feet and the location being on the ground floor.

“As a long-time residential agent in Hoboken, I’ve had a front-row seat to the incredible influx of families choosing to call this community home,” Jacqueline told Jersey Digs. “But with that growth has come a pressing challenge: our public school system hasn’t physically expanded to meet the needs of our growing population of children. Recognizing this need, I took the initiative to approach the Hoboken School District and advocate for greater educational space.”

Sparrow Wine

Southend Hoboken is the home of 110 luxury condominium residences, known as Southend Lofts. It also has about 50,000 square feet of commercial space and an additional 50,000 square feet of retail space. Back in October of 2025, HG reported that a grocery store is set to open in late 2026 on the ground floor.  There will also be a coffee shop and a dumpling shop on the ground floor
