The Roost Outpost Coffee Co., located at 55 1st Street in downtown Hoboken, has announced it may be forced to close after nearly a decade in the Mile Square. On Saturday, February 28, 2026, the owners shared a statement with customers explaining that after months of lease negotiations, the building’s ownership rescinded its lease extension offer and is seeking a reported 30% rent increase with a new occupant that aligns with its real estate goals. Without an executed lease extension, The Roost stated it would need to vacate the space and discontinue café service indefinitely while searching for a new location.
The team expressed frustration with the landlord’s decision but said it remains hopeful for a positive outcome that would allow the business to remain in its current space.
The Roost Outpost originally opened in the East Village at 222 Avenue B in Manhattan before expanding to Hoboken. Since opening on 1st Street, the café has become a fixture in the downtown neighborhood, particularly for commuters given its proximity to the Hoboken PATH station.
The Announcement
On Saturday, February 28th, The Roost posted on Instagram, sharing the announcement of its potential closure with customers.
“First, we want to express our deepest gratitude for your loyal support over the past 10 years. The Roost would not have existed without the continued patronage of our incredible loyal community.
Unfortunately, we must inform you that our cafe and store may be forced to vacate our premises at 55 1st Street. We have been in lease negotiations for months and despite our impeccable track record as a tenant, the building owners have rescinded the lease extension offer to us. They have indicated that they are now interested in a new occupant more in line with their real estate goals while seeking a 30% rent increase rather than continuing to partner with our small business. Without an executed lease extension, we will not be able to stay and would need to discontinue cafe service indefinitely until we find a suitable new location.
As a member of the Hoboken community, I love this town dearly. It has been a privilege to serve you all these years and share so many memories and conversations in our coffee shop. Our mission was always to create a warm, welcoming and laid-back space for our guests. While we are extremely frustrated by the landlord’s decisions, we are proud of what we achieved serving you for the past decade and hope to find a new home in the near future. We remain hopeful for a positive outcome so we can remain in our current space.

About the Shop
The Roost Outpost is known for its specialty beverage menu, which includes items such as the Rose Cardamom Latte, Almond Chai Latte, Moroccan Mint Tea, and Iced Pomegranate Berry Tea. In addition to coffee, espresso, tea, and juice, the café serves pastries.

What sets The Roost apart from other coffee shops in Hoboken, however, is its hybrid café and retail concept. Inside the space, customers can browse a curated selection of locally made clothing, bags, home goods, accessories, soaps, and other small-batch products while ordering drinks or food. The model has positioned the shop as both a neighborhood coffee stop and a platform for local makers.
The cafe is currently open Monday through Friday from 7:30AM to 5PM and Saturday and Sunday from 8AM to 6PM, but for how long — it remains to be seen.

The Roost Outpost is located at 55 1st Street in Hoboken — for those who take the PATH train to work, it’s in a great spot as it’s just a couple of blocks away (yet not smack in the middle of all the morning rush). The shop is open Monday through Friday from 7:30AM-5PM and Saturday and Sunday from 8AM-6PM. The hours work for just about everyone, which we love — whether for the early birds heading to work or those coming home late and need that caffeine fix before dinner.
