Background on the Space + What’s Next
The Uptown Pizzeria space in Hoboken has seen a lot of change over the past year and a half. In April 2024 The Hoboken Girl received a DM saying that the pizza spot was closed. We then found that the pizzeria’s number had been disconnected and online ordering was temporarily paused — and shortly after, a source close to the business confirmed with us that Uptown Pizzeria was indeed closed. In May 2024, a water service termination notice was posted on the door.
Upon further investigation, our team found a paper trail on the project that dated back to early 2023 with different governing bodies within the City government. In February 2024, an application was submitted to the Hoboken Zoning Board of Adjustment to demolish the site to replace with high-rise condos. The goal was to “build a six-story mixed-use development with ground floor and basement-level commercial spaces and residential dwelling units on each upper floor,” according to the Hoboken Zoning Board of Adjustment’s meeting agenda for February 27th, 2024.
A public hearing was held on February 25th, and the application was changed slightly before being officially adopted in March 2025. The final plan includes five stories instead of six, and four residential dwelling units instead of five. The commercial space is also now confirmed to include a restaurant with a kitchen and a vent for the restaurant’s exhaust, which residents are concerned could emit odors into the courtyard at 1400 Hudson Street and neighboring apartments.
This post will be updated with any further information on the space.
